About Derek Montes

Local roots, a statewide practice.

Derek grew up in Friendswood and earned an accounting degree from the University of Houston–Clear Lake, which is how he came to real estate through the numbers side of it. He and his wife — a neonatologist caring for the area's most fragile newborns — are raising a son and a daughter.

Outside the office, the Montes family supports local philanthropies and stays involved in the community — including coaching youth soccer, which is its own education in patience and negotiation.

How much is my home worth in the Houston area?

More than an online estimate will tell you. Automated values miss flood history, MUD tax rates, school zoning, condition, and what actually closed on your street in the last ninety days. Do you work with first-time home buyers?

Yes, and it is some of the most useful work there is. First-time buyers in Texas run into flood zones, MUD taxes, HOA rules, and new-construction contracts written by the builder's attorney. What is a broker price opinion, and how fast can you turn one?

A BPO is a licensed broker's written estimate of a property's value, built from comparable sales and a condition assessment — used by servicers, lenders, and funds where a full appraisal is not required. Montes & Associates Realty completes interior and exterior BPOs across Texas on Equator, Res.Net, Exceleras, Pyramid and client platforms, with documentation built to hold up on review.

Can you help if I owe more on my home than it is worth?

Often, yes. Short sales, deed-in-lieu, and other loss-mitigation paths are familiar ground here, from six years spent on the servicer's side of those files. The earlier the conversation happens the more options exist, so it is worth a call even if you are only thinking about it.

What does it cost to work with a real estate agent?

Commission is negotiable and always set out in writing before any work begins — Texas requires a written agreement between a broker and the client. Sit down for a listing consultation or a buyer consultation and you will get the numbers in plain terms, with no obligation to sign anything that day.
